Phoenix Luxury Market Report ~ July 2014

Prices in the Phoenix luxury real estate markets typically go up during the winter season and go back down during the summer months. Since the end of the winter in April 2014, the average sold price has decreased approximately -3.4% (down from last month), the average days on market have increased approximately +1.2% (down from last month) and the number of transactions have decreased approximately -30.8% (down from last month). The average price per square foot is approximately $317 PSF, average days on market is 175 days and 99 transactions last month. Since we are now in the summer months we are seeing the average sold price decreasing, the average days on market increasing and the number of transactions decreasing.

The luxury market is following its typical trend as we enter the summer months. The statistics for the month of July is showing a trend that the market is slowing down: the average sold price trend should be downward, the average days on market should increase and the number of transaction will decrease. Based on the statistics for the month of July it appears the Phoenix luxury market is following its typical trend during the summer months.

Trying to “time the market” for the perfect time to buy is nearly impossible but there is no better time than now to purchase. Phoenix Luxury Market Report – July 2013

Price in the Phoenix luxury real estate markets typically go up during the winter season and go back down during the summer months. Since November 2012, the average sold price has decreased approximately -0.5% (down from last month), the average days on market have decreased approximately -33.2% (down from last month) and the number of transactions have increased approximately +47.1% (up from last month). The average price per square foot is approximately $292 PSF, average days on market is 161 days and 103 transactions last month. The Luxury Market Index shows the real estate boom from 2004 to 2006 created a great deal of demand in the market and the number of transaction is back down to the 2003 to 2004 levels.

As you can see from the first chart above, the luxury market is showing signs of improvement. The average price per square foot is increasing; the average days on market are decreasing and the number of transaction are increasing. These are good signs from the luxury market but we will have to see if this improvement continues during the summer months. The improving market is contributed to consumer’s sentiment that the overall economy has recovered and lenders are becoming more willing to issue jumbo loans to qualified buyer.

Since November 2012, the average sold price has increased approximately +8.0% (up from last month), the average days on market have decreased approximately -24.9% (down from last month) and the number of transaction has increased approximately +102.9% (up from last month). The average price per square foot is approximately $317 PSF, average days on market is 181 days and 142 transactions last month. The Luxury Market Index shows the real estate boom from 2004 to 2006 created a great deal of demand in the market and the number of transaction is back down to the 2003 to 2004 levels.

Phoenix Luxury Market Report Summary ~ February 2013

Since February 2012 (12 months ago), the average sold price has increased approximately +3.4% (down from last month), the average days on market have decreased approximately -49.1% (down from last month) and the number of transaction has increased approximately +65.9% (up from last month). The average price per square foot is approximately $295 PSF, average days on market is 251 days and 68 transaction last month. As you can see from the fourth chart above, Luxury Market Index, the real estate boom from 2004 to 2006 created a great deal of demand in the market and the number of transaction is back down to the 2003 to 2004 levels.

Unlike the rest of the Phoenix real estate market, the Luxury market is trending sideways but the good news is that prices are no longer going down. We will not see an immediate increase in prices until consumers feel the economy has fully recovered and lenders become more willing to issue jumbo loans to qualified buyer.
